Work starts on development which will lead to £2.3m investment in Saffron Walden

Bellway is preparing to start work on a new development that will generate more than £2.3 million of investment in Saffron Walden.
Uttlesford District Council has approved Bellway’s plans to build 233 homes, a large public open space and two children’s play areas on a 45-acre site off Radwinter Road. The development will be known as Radwinter Gardens.
Bellway will provide 89 affordable homes in addition to its financial contributions towards local infrastructure. These include £1.37 million towards education, £605,800 for bus services, £119,729 towards healthcare, £18,124 for local libraries and £131,873 to establish a car club for residents.
Hundreds of trees will be planted on the site and wildlife habitats will be created in hedges, wildflower areas, grasslands and ponds.
Ali Maruf, Managing Director for Bellway North London, said: “Radwinter Gardens will be a sustainable development in every sense. We will be building energy-efficient private and affordable homes, creating new wildlife habitats and funding local services such as health, education and public transport. The development will also create and support jobs in Saffron Walden.
“More than half of the site will be green open space which will be available for the wider community to use.
“Bellway is committed to building developments which enhance the environment and support communities. These principles have guided the design of Radwinter Gardens, and we look forward to starting work on these traditional and barn-style brick homes which will blend in with the high-quality architecture already in the area.”
The development will include one to five-bedroom homes with solar panels and electric vehicle charging points. A new bus route will run through the development with footpaths, cycleways and a residents’ car club all designed to encourage sustainable travel.
Bellway is preparing to start work on site later this month and an information centre will open on site in July. Showhomes are expected to open at the development in spring 2027 and the first residents could move into their homes in summer 2027.
