Thurrock Council auctions multi-million pound retail portfolio this month.

Thurrock Council is set to bring a portfolio of its retail parade investments to market through leading online property auctioneer BidX1.

The sale forms part of the Council’s Asset Disposals Programme, a key element of its Improvement and Recovery Plan, which aims to stabilise the Council’s finances, deliver best consideration for its assets, and support the local economy.

Comprising fourteen retail parades with more than 140 individual units, the portfolio represents a significant and rare opportunity for investors seeking established, income-producing assets within thriving local centres. The properties will be offered across two online auctions, the first on 20 November 2025, followed by a second on 16 December 2025.

The initial tranche of lots to be offered in BidX1’s 20 November auction includes:

Daiglen Drive Parade, South Ockendon (RM15 5EF) – Guide Price: £1,100,000
Derry Avenue Parade, South Ockendon (RM15 5DZ) – Guide Price: £825,000
Broxburn Drive Parade, South Ockendon (RM15 5QZ) – Guide Price: £690,000
Garron Lane Parade, South Ockendon (RM15 5JQ) – Guide Price: £550,000
Romford Road Parade, Aveley (RM15 4PJ) – Guide Price: £395,000
Gardner Avenue Parade, Corringham (SS17 7SE) – Guide Price: £260,0000

All properties are multi-let retail investments occupied by a mix of established national and independent tenants, including Domino’s Pizza, Greggs, Savers, Budgens, and William Hill, generating a combined annual income of approximately £1.4 million. Each parade offers ongoing asset management potential and opportunities to enhance long-term value for investors.

The sales will not affect existing leases, which will remain in place under their current terms for the full duration of each agreement. The residential flats above the shops will continue to be owned and managed by the Council, ensuring there is no impact on residential tenants.
