Independent housebuilder Dandara has launched 272 new homes at St Mary’s Park in Great Dunmow. The launch marks a significant step forward for much-needed housing delivery in North Essex.
St Mary’s Park will comprise a triple-tenure community of 109 affordable properties, 98 private homes and 65 private rented sector (PRS) units. This mixture of homes offers prospective buyers a wide range of choice, regardless of their stage on the property ladder. The affordable housing provision will aim to meet local demand which often outstrips supply.
St Mary’s Park will deliver a plethora of three-, four- and five-bedroom houses. The first phase of homes will start at £485,000 for a three-bedroom home. Show homes are expected to launch in September 2026, with first residents expected to move in during Autumn this year.
Incentives and schemes will be plentiful here, including Dandara’s Part Exchange scheme which will be applicable on all plots, supporting buyers with a stress-free move from their current home.
Gemma Bannister, Sales & Marketing Director at Dandara Eastern, said: “Great Dunmow offers buyers a unique blend of history, community and green open space alongside convenient travel links. Straddling Essex and Hertfordshire, Great Dunmow is known for its thriving high street offering independent shops, making it the perfect place for first-time buyers, families and downsizers. While location remains vital to buyers’ choice, as does the supply of affordable housing, ensuring that local buyers and those further afield can access the property ladder and live in safe, secure and quality homes.”
Set on the edge of one of Essex’s most historic market towns, Great Dunmow offers strong transport links. London Liverpool Street can be reached in under 48 minutes from nearby Bishop’s Stortford and Stansted Airport stations, while key economic centres such as Cambridge are within a 43-minute drive. The development also has easy access to the A120 and the M11.
The town’s independent shops, bakeries and restaurants, combined with strong connectivity and access to major employment hubs, continue to make Great Dunmow an increasingly sought-after place to live.
