Barratt David Wilson Homes announces £74m GDV site acquisition in Sawbridgeworth

Housebuilder Barratt David Wilson Homes has acquired a circa £74m GDV site in Sawbridgeworth, Hertfordshire, with hybrid planning permission to deliver 184 new homes.
Set to the north east of the market town, the 13-acre scheme will deliver a mix of one and two-bedroom apartments, alongside two to four-bedroom houses. 40% of the new homes will be deemed affordable housing, comprising a tenure mix of shared ownership and affordable rent. All homes will be delivered to Future Homes 2025 standards, producing 75-80% fewer carbon emissions than those built under current regulations and crucially generating lower energy bills for residents.
The first phase of 85 homes benefits from detailed planning consent, with Barratt David Wilson North Thames resubmitting plans in line with its own house types. Works are due to commence this autumn, with first completions anticipated in late 2026.

Alongside new homes, the development will provide two play areas including a green central area. Three footpaths that currently cross the site will also be retained for public use.
As part of the circa £5.5m Section 106 agreement, contributions will be made to improve local infrastructure including educational, social care, healthcare and leisure facilities such as the local swimming pool and sports hall.
